What is a garage conversion ADU?
A garage conversion turns an existing attached or detached garage into a permitted accessory dwelling unit with its own entrance, kitchen and bathroom. The structure already exists, so the unit keeps its footprint. Siboni Development & Design handles the design, the permit and the construction under California license CSLB #1085971.
Which rules apply to a garage conversion in California?
State law treats a conversion more lightly than new construction. No setback is required for an existing garage converted to an ADU, and the city cannot require you to replace the parking spaces you remove. The city must approve or deny a complete application within 60 days.
| Topic | Rule | Source |
|---|---|---|
| Setbacks | None required for an existing structure converted to an ADU | Gov. Code § 66314(d)(7) |
| Replacement parking | Cannot be required when a garage is converted or demolished | Gov. Code § 66314(d)(11) |
| Decision deadline | 60 days from a complete application, or the application is deemed approved | Gov. Code § 66317 |
| Fire sprinklers | Not required if they are not required for the main house | Gov. Code § 66314(d)(12) |
Can I convert my garage in the City of Los Angeles?
In most cases, yes. Los Angeles regulates ADUs under Municipal Code Section 12.22 A.33, and the Department of Building and Safety (LADBS) reviews the plans. Lots located in both a Hillside Area and a Very High Fire Hazard Severity Zone can face additional conditions. We check your lot's zoning during the free site assessment.
How much does a garage conversion cost?
We do not publish a price range for garage conversions: the cost depends on the garage's foundation, framing and ceiling height, and on the distance to the sewer, water and electrical connections. Every project starts with a free 45-minute site assessment, and the fixed price that follows includes design, permits, utilities, finishes and landscaping.
How does the process work?
Five steps, one contract, one point of contact. We handle the site assessment and feasibility, design with 3D renderings of your exact backyard, the entire city permit process (average approval: 6 weeks), construction with a dedicated project manager and a weekly photo report, then turnkey delivery once the final inspection has passed.
