01The promise

Our promise

Most ADU builders sell square footage. We build homes: spaces your parents, your grown children or your tenants will love living in, engineered so precisely that ten years from now, nothing has moved.

02Our work

Six backyards. Six homes.

Every project delivered on the date we gave before permits were filed. Scroll to move through them.

03The process

One team, from first visit to final inspection.

Five steps, one contract, one point of contact. You'll always know what happens next and when.

Site assessment: measuring a backyard lot at first light01 / 05
01

Site Assessment & Feasibility

We visit, measure, check zoning, setbacks, utilities and give you a real number, not an estimate range.

Design phase: material samples and a rendered ADU model02 / 05
02

Design

3D renderings of your exact backyard. You approve every material before we order anything.

Permit drawings stamped and approved03 / 05

We manage the entire city process. Average approval: 6 weeks.

04Quality

Details you'll never see, and always feel.

Board-formed concrete — macro detail
01

Board-formed concrete

Foundations and plinths cast against rough-sawn cedar, so the wood grain lives in the concrete for a century. Rebar spacing is tighter than code because the slab is what everything else trusts.

Kiln-dried framing lumber — macro detail
02

Kiln-dried framing lumber

Every stud is kiln-dried and crowned by hand before it goes up. Green lumber twists as it dries; ours has already done its moving in the kiln, not in your walls.

Triple-sealed envelope — macro detail
03

Triple-sealed envelope

Fluid-applied membrane, taped sheathing seams and a rain-screen gap behind the cladding. Air-tested before drywall. It's why the house is silent and the utility bill is small.

Hidden LED eave lighting — macro detail
04

Hidden LED eave lighting

A continuous 2700K channel routed into the soffit. No fixtures, no glare, no bugs: the roof simply glows a little at dusk.

Solid-core doors & hardware — macro detail
05

Solid-core doors & hardware

Forty-five-pound doors on ball-bearing hinges with solid brass pulls. You feel it the first time you close one, and every time after.

07Questions

Asked before every build.

Straight answers on permits, money and timelines. Anything else, ask us on the site visit.

Yes, and we handle all of it. California state law requires cities to approve compliant ADUs within 60 days; in practice our submissions to LADBS are approved in about 6 weeks because we design to the code from day one and pre-clear the tricky items (setbacks, fire separation, utilities) before filing.
