What is a junior ADU?
A junior ADU, or JADU, is a unit of no more than 500 square feet created entirely within a single-family home, including an attached garage. It needs an efficiency kitchen: a cooking appliance, a food preparation counter and storage cabinets. It can have its own bathroom or share one with the main house.
Do I have to live on the property?
Only in one case. If the JADU shares a bathroom with the main house, the owner must live on the property. If the JADU has its own bathroom, owner occupancy is not required. This is the rule stated in the March 2026 edition of the state's ADU Handbook, following Assembly Bill 1154.

Can I have a junior ADU and an ADU on the same lot?
Yes. On a lot with a single-family home, state law allows a junior ADU to be combined with an ADU, including a new detached ADU. The state's ADU Handbook describes one converted ADU, one junior ADU and one new detached ADU on the same lot.
How much does a junior ADU cost?
