How does a project run?
Five steps, one contract, one point of contact. We handle the site assessment and feasibility, design with 3D renderings of your exact backyard, the entire city permit process (average approval: 6 weeks), construction with a dedicated project manager and a weekly photo report, then turnkey delivery once the final inspection has passed.
- 01
Site Assessment & Feasibility
We visit, measure, check zoning, setbacks, utilities and give you a real number, not an estimate range.
- 02
Design
3D renderings of your exact backyard. You approve every material before we order anything.
- 03
Permits, handled
We manage the entire city process. Average approval: 6 weeks.
- 04
Construction
A dedicated project manager, a weekly photo report, a live schedule you can check anytime.
- 05
Turnkey Delivery
Move-in ready: appliances, finishes, landscaping, final inspection passed.
What goes into every build?
Five construction details set the standard: board-formed concrete foundations, kiln-dried framing lumber, a triple-sealed envelope air-tested before drywall, hidden LED eave lighting, and solid-core doors on ball-bearing hinges. Rebar spacing is tighter than code, because the slab is what everything else trusts.
- 01
Board-formed concrete
Foundations and plinths cast against rough-sawn cedar, so the wood grain lives in the concrete for a century. Rebar spacing is tighter than code because the slab is what everything else trusts.
- 02
Kiln-dried framing lumber
Every stud is kiln-dried and crowned by hand before it goes up. Green lumber twists as it dries; ours has already done its moving in the kiln, not in your walls.
- 03
Triple-sealed envelope
Fluid-applied membrane, taped sheathing seams and a rain-screen gap behind the cladding. Air-tested before drywall. It's why the house is silent and the utility bill is small.
- 04
Hidden LED eave lighting
A continuous 2700K channel routed into the soffit. No fixtures, no glare, no bugs: the roof simply glows a little at dusk.
- 05
Solid-core doors & hardware
Forty-five-pound doors on ball-bearing hinges with solid brass pulls. You feel it the first time you close one, and every time after.
